Property address, purchase price, renovation budget, ARV, and a few details about your experience and entity. Takes about 5 minutes.

Receive a Term Sheet

We respond with a proposed term sheet — rate, points, max draw, period, and any conditions. Review the line-item breakdown and accept (or counter) inside the portal.

Lock the Deal

Once you accept, a non-refundable $1,500 deal-lock secures your slot in the funding queue and triggers the document-collection phase.

Documentation & Attorney Review

Upload insurance, title, tax records, lien searches, entity docs, and rehab contracts. Our attorney reviews everything in parallel — you see status updates in real time.

Closing & Funding

We coordinate with the title company on the closing date, wire funds, and the first lien is recorded. The loan goes live in your portal — payment schedule, draw budget, and all.

Project Updates & Draws

For construction and improvement loans, request a draw whenever a milestone hits — upload photos, receipts, and any inspector reports. Approved draws release funds typically within a business day.

Payoff or Extend

At end of term, request a payoff statement or apply for the 3-month extension. Once paid, the lien is released and the title return is processed automatically.
